With the decision published on 19.09.2018 on the Turkish Official Gazette, Turkish citizenship will be given directly to foreigners who buy at least 250.000 USD real estate in Turkey.

Is there any critical point that I should know?

Ministry wants to be sure that the value is minimum 250.000 USD. Sworn property valuation companies verifies that the price is correct in order to prevent from price fraud. Appraisers might have upto %20 deviation (difference) than its sales price.

Is it possible to have dual nationality in Turkey?

Yes, Turkey allows dual nationality, but you should check with your consulate regarding your original nationality because some countries like India, China, and Saudi Arabia do not recognize or have certain restrictions in place regarding dual nationality.

What are the required documents for citizenship?

Required documents for citizenship

  • The title deed (registry document of properties) of the real estate
  • Passport and its photocopy of foreign investors (Turkish translation may be required)
  • Real Estate Current Value Certificate‘ to be obtained from the municipality where the property is located
  • Compulsory ‘Earthquake insurance document’ for real estate such as buildings, house, flats and work place etc.
  • 1 photo of seller and 2 photos of the buyer
  • If the buyer does not speak Turkish, sworn translator will be needed. (our office will arrange)
  • If the buying of properties is made with the power of attorney issued abroad, the original or approved copy of the power of attorney must be translated into Turkish.

 

I have an invalid (disabled) child above 18 years old? What about his/her situation?

Your child who is incapable of taking care of him/herself, they become Turkish citizens with their parents with special application documents proves their situation.

Which nationalities may apply for Turkish passport?

All nationalities who are able to buy property in Turkey, may apply for Turkish citizenship by investment.

Do I have to renounce my current citizenship when I become a Turkish citizen?

No, Turkish laws allow dual or multiple citizenships.

I bought property in Turkey previously. May I apply for citizenship now?

Title deed applications (at Tapu Office) after 20.09.2018 may obtain Turkish citizenship by investment.

How many people may apply for one Title Deed?

Only one person and his family from first degree can get citizenship.

I do not have time to come to Turkey. How can I get Turkish Citizenship?

Will my citizenship automatically be granted when I fulfill the conditions?

No, the citizenship approval is contingent upon verification from archive records of national security units that the applicant poses no threat to national security.

How long does this process take?

Buying properties and getting the title deed/s (registry document of properties) might finish within 2-3 days. It will not take long time.

Next step is application of Turkish citizenship and it is also easy/quick and might finish in 1 day. But approval and getting of citizenship might take between 30-40 days.

How should I calculate the exchange rate of USD and TL?

On the application date, Tapu Office calculates the value from the Turkish Central Bank selling rate (efektif satış kuru)

What is the responsibility of the Ministry of Environment and Urbanization?

The ministry verifies if the value declared on Title Deed correct and above 250.000 USD with sworn appraisers. All the property value should be paid by bank transfer to the Property Sellers.

How does the citizenship application process work in Turkey?

When you buy properties valued above 250.000 USD, you apply to (Tapu Office) General Directorate of Land Registry and Cadastre, you demand to obtain Turkish Citizenship. This application is sent to Ministry of Environment and Urbanization. Appraisers check and verify the value of the properties if they are more than 250.000 USD value. Ministry places the statement (satılamaz şerhi) on title deed(s) that you may not sell it for 3 years. They send the application finally to General Directorate of Population and Citizenship Affairs. You are invited for final signatures to get ID cards and Turkish passport.

Shall my family get Turkish Citizenship?

Yes. You, your wife (or husband) and all your children under the age of 18 (on the application date) may get citizenship.

Should I buy one property above 250.000 USD or can it be multiple?

You might buy several properties which have total value more than 250.000 USD. You need to apply at the same time for all. Tapu office accepts citizenship applications if the declared values are above 250.000 USD.
